Merrion Development Group has built a number of custom homes for clients from land acquisition to completion, in addition to semi-custom homes, in which the clients have purchased a home at the very beginning of the construction process and customized the space to meet their needs. Process
All custom home projects start with land identification and acquisition. Development sites are acquired in the best Chicago neighborhoods with comparable properties that justify both the viability of the opportunity and the anticipated end value. The process begins with an analysis of the land, after which the land is acquired in order to build a new construction luxury dwelling. Depending on the season in which the project starts, the majority of projects are completed and ready for occupancy within a period of 12-15 months of total project time.
- Month 1-3: Secure contract for land
Create custom architectural drawings - Month 4-5: Close on land, submit for permits with finalized plans
- Month 6: Obtain permits and begin demolition, excavation, foundation
- Month 7-8: Framing and/or masonry
- Month 8-9: Mechanical, HVAC, Electrical, Plumbing
- Month 10: Insulation & Drywall
- Month 11-12: Cabinets, Floors, Finish Carpentry
- Month 13: Plumbing and Electrical Trim, Painting, Floor Stain
- Month 14-15: Final Punch List, Ready for Occupancy
A typical single-family home on a standard Chicago lot of 3,125 square feet will consist of five to six bedrooms and three to four full baths. There are generous living, dining, and kitchen areas over three full floors, including a full basement.Properties can have up to three outdoor spaces including a 1,000 square foot roof deck with an interior wet-bar, a garage roof-top, and a landscaped back yard. The interior will have custom finishes and millwork throughout, as well as unique fixtures and features, including custom limestone fireplaces, cabinetry and lighting.
The possibilities are endless. Building a custom home is a personal process driven by the end user. We ensure that the finished product is a total realization of our clients dreams.
